The hoa I used to have did all that for me. I was a renter in an HoA neighborhood. but it wasn't the landlord doing the yard work -- directly. He paid the dues to the HoA and they did that shit for the front yard. Then I had to do it for the back.
The niggers were kept out by the fact that most of this neighborhood was taken over by a certain Asian immigrant ethnicity, and their realtors basically sold and leased the houses. So, they would sell some to white people. They didn't sell em to niggers.
I don't see the appeal, but I suppose they're fine for people who want everything to be 'just so'. They should be able to ban niggers in places like Georgia.

My HOA has successfully gotten rid of two drugdealers in a community of about 100 homes. One was a drug dealing son, and the fines pushed enough to get the mom to kick him out. The other was when some addict inherited a place and was turning it into a crackhouse, and who sold before the liens racked up. The police did nothing, but it was the HOA busybodies who solved the problem.
Everybody complains about HOAs. Hell, I complain about HOAs. But nobody wants to live near some shitskin who has a yard full of weeds and furniture. They are absolutely necessary.

The ones that are more like "covenants" are a good thing. They mean you have some control over who lives in the neighborhood. If your property is big you can still do wtf you want. You just can't park junked cars out front. You gotta build a fence if you wanna have a junkyard.

Anyways i was more meaning nonsense ridiculous demands like -'no washing car in driveway, no parking on street, residents must not be shirtless outside except in back yard, grass no longer than 3-5mm, no visitors between 11pm - 6am and no gatherings larger than 20 people type of thing that i've seen people elsewhere allege.

Historic district how's and other similar organizations are fucking insanely bad.

Fucking insane and cost me and my parents easily 300k. These people were not elected it was not an official historic district it was a conservation district or some shit.
Absolutely insane I met with these assholes to try and work around it and they just said no and their logic really didn't make sense. Something about traffic and parking which I showed wouldn't be a problem I had plenty of parking.

My next one will be away from an HOA, agreed. In the south most new homes are all in an HOA. I travelled a lot for work so wanted a neighborhood with a pool for the kids, so didn’t have many options. We have very few jews and niggers here so don’t have those problems.
