Holy shit property taxes plz

So the fucking assessor has raised our property tax 8% each year so far that we've owned this house (3 years)

Started at $1400 and is now $4900.

Apparently they can charge you based on your CURRENT sale value??? Wtf I always thought this shit was fixed from what you paid for it, not from whatever the fuck the "market" does?

We bought our house at $187 /sq ft and a $35k lot premium and now the fucking houses up the street are going for $325 sq ft + $500k lot premium!!

Our God dam taxes are going to cost more than our mortgage in two years if they raise it by the same again.

Any advice for mitigating property taxes?

You can "Protest tax increases"at you local tax office.

The protest (must) be resolved before any NEW increases are added.

Check your local County/District courts for more info.

Contest the “assessment”, meaning you don’t believe you property is worth the “market value”, many counties have a form for such purpose. If you can’t find it online, call the assessors office to get one

First year is based on sale price, subsequent years are on appraised value and it's almost always lower after year one.
Sucks that you're in a predatory county.

I own property in Texas and California, Texas, we have a lawyer on retainer to fight the increase every year, sucks , but it is cheaper that the tax increase. California, has prop 13, it locks in the rate for your first home (in the state) it only goes up a maximum what the increase is in social security. The (((realtors))) are trying their hardest to overturn prop 13, (((they))) have already gotten rid of most of the parts, it used to be all property, and it would transfer to your kids when they inherited the property.

Years ago I had a coworker, who had a girlfriend, who worked for a law firm who only did property tax disputes.
Essentially, they just argue about the city's assessed value of the property. You likely can't do anything about increases, but you can dispute the value they put on your property.

Search "Property Tax Disputes" and your city/state, and you should find lawyers or companies that'll help you.
It shouldn't cost too much (especially if they specialise in it) and the process should be pretty quick and streamlined.

In some places, it is fixed at purchase, but in most it is based on the going rate.

Blame the FED. Blame fiat currency, manipulated interest rates and distortions in the marketplace for real price discovery with residential real estate. Property taxes have always followed a valuation model and with the massive valuations in real estate over the past several years due to rampant inflation, where money seeks out real assets, combined with artificially low interest rates and non-existent inventory, residential real estate has exploded in price, along with it property taxes. When the real estate bubble reached the last peak in 07, congress had a real opportunity to let it collapse and allow real price discovery to occur in the marketplace. Instead they let the FED print up trillions to once again inflate the asset bubbles. Now we are right back where we were, with the debt at levels which eclipse 2008/2009 (FED adding 1 trillion every three months), only now it's not a real estate bubble, an equities bubble in the stock markets, a bond asset bubble, it's an EVERYTHING bubble. I think you are better off owning real estate than renting because a landlord can do a lot to make you homeless if you fall on hard times. ALL THAT SAID: precious metals, tangible assets (like valuable real estate, i'm talking productive farm land - not a house outside of NYC or Boston suburbs), crypto currency - these things will all continue to rise because they are direct reflections of the distortions that have occurred from profligate government spending of a debt-based fiat currency. Your nation is broke and planning something very bad, to be bringing in a replacement population. Plan accordingly, expect the worst and hope for the best.

At the end of the day, the local town halls that fund the pensions for the police, teachers, highway and water departments ..these will collapse and no amount of property tax increases will keep things afloat. The middle class that has funded them through property taxes will soon be spent out, where now housing costs exceed in some places 60, 70% of income. The people are already voting down property tax increases, so town budgets will need to be slashed and no amount of pleading from the superintendent of schools will sway the parents of children, who cannot afford heating fuel or nutritious food for their kids, much less appreciate them being force-fed drag queen story hour and CRT

Be careful where you buy, and don't buy directly, as in "owned in your personal name". You might look into converting the property to tax exempt. Check your local laws to see if you can do that after the fact. Examples.

You're fucked, some states are better than others. Surprisingly Cali only re-evals your taxes on material changes to the property and purchase/transfer. Oregon re-assesses it continually and you get fucked.

As someone who is retiring, it's something you can't possibly budget for... especially on a fixed income.

We have two houses at the moment. We live in one (3000 sq ft) and my Mom and step Dad live in the other (1300 sq ft).

Total property taxes for the two houses is about $32,000 a year. Pretty bad.

The only good thing is we’ve owned the houses for a little bit so when we leave the state in two years we’ll sell them both for a tidy profit.

Your profit is eaten up by the property taxes already paid and then capital gains tax when the property is sold. Then you pay the listing agent and broker their percentage.

It almost seems like you just break even.

Huh. Just did the ghetto math and actually you're not far off. First house we bought in 2006 for $640k. It should sell for about twice that. Second house we bought in 2018 for $1.4M. It should sell for about $2.2M. That's a profit of about $1.56M.

When we move, we will have paid just about $400k in property taxes over the years we've owned the houses. Pretty disgusting when you think about it.

Of course, there is the tax write-off which I hadn't considered so I guess the property taxes would be closer to $300k.

Still that's basically a $1.25M profit from a $2M investment over 21 years. So ... less than 3% per year? Bleah.

(Keep in mind this is all ghetto math so I could be off a little.)

Now if we pay an agent 6% (FUCK REAL ESTATE AGENTS I HATE THEM ALL SO VERY VERY MUCH)... That removes about $216k from the profit. Sheesh. So now we're down to... about $1M?

And then capital gains? I'm honestly not sure about that. ... Jaysus wept. The information on this is bad and worse. No straight answers. Go figure. Well, it looks like we'd be hit with 20% but we could deflect the first $250k. Bully for us. So we'd wind up paying about ... another $150k just for the privilege of owning a house for a while. Fuckin' yay.

So now I'm down to... $850k on a 21-year $2M investment? In one of the "hottest" real estate markets in the whole country?

Fuck my life. That's 2% per year on that money.

Well, it beats renting I guess. I don't know. Maybe it doesn't. I know I can make 4-5% easily in the markets. I hope someone reads this and pays attention. The old world is gone. The jews have wrecked it. Time for a hard reset.

Advice: Don't try to own property in the US.

At best you can hope to pay less anually than a renter even though that's what you really are. Fail to pay and they'll take it away.

Yeah, it sucks, especially in an area where a zillion californian retards are moving in. Now I have to pay because they raised the property prices.

Beyond what Tallest_Skil has said, you could check with your county assessor's online stuff, or even stop by and ask about discounts. Things like veteran status, poverty status, and so on can help mitigate outrageous taxes.

Just know that things are going to get worse. They don't want the White man to own property.

property taxes are the most vile of all taxes in my opinion. The majority don't have a house they own and are to stupid to realize rent goes up because property taxes go up so they keep voting for higher property taxes and won't do shit when people like me and you pay insane amounts

When mine got to 22k a year I turned my 4 plex into condos and sold... sadly this really taught the city. I increased their taxes because I fixed the property up and it sold at higher rates.

Property taxes must be ended we are fucking slaves because of them and I don't see any legit way to avoid them unless you are a disabled vet.

All the cities are in on the "you will own nothing" and this is one way it starts.

Home ownership is one of the ways that citizens put down roots and take ownership of a city. Removing ownership through taxes makes every city just full of rentals as all the old home owners are forced out and filthy kikes buy up all the properties.

The old rule of basing taxes off the last sell value doesn't allow all the inflation of the tax base for the people that want to own a home for 20 years to raise kids and so on.
