The value of the dollar goes down, but how does the price of a house/property increase? What if you do nothing more than regular maintenance to it, no improvements? Why does the simple passage of time cause it to be worth more?

A guy I used to work with did mortgages. He said a house is appraised also based on the homes around it, which makes no sense.

My understanding of how a reverse mortgage actually works is they don't take your home. The borrowers may give away the home to the bank instead of giving it to their children, but it's not being taken from the people who are still alive. So I wouldn't put that on the banks. I mean I do detest usury. But it is the olds that are selling out their children, a fact that's a bit difficult to do anything about generically.
