If I was rich and had to live in China, I'd buy entire neighborhoods, or even towns, so that I could live there without having to live next to a bunch of poor and filthy chinks.

Except that's the problem, investors are making gross purchases hyper-inflating property and making townships artificial and unliveable. They are not fulfilled organically and there are no amenities because money is spent with the preconception of having the market inflate for a larger return on investment.

I'd say that the return on investment will drop over time and with a larger population.
No one wants to live next to chinks. And the more chinks there are, the more the property value drops.

Those investors are paying for peace and quiet, less smog, open space. All of that will fade with time. The value of the property (to someone who hates chinks and their filthiness as much as me) will drop.

Those buildings are going to crumble before you ever get a renter. I know you don't want renters but even as cheap as it is it's going to be too expensive to justify without at least a few. Otherwise it would be cheaper and better to buy a rural property.
