got an inheritance coming, what to do with it?

definitely pay off my house and sell, too many pre-teen niggers wandering the streets now in my current neighborhood.

Plan is to buy 40ish acres, clear out the center leaving trees all around me. Fence some in then get some sheep, chickens, maybe a couple cows. Do a big garden. Did all that growing up on a small wannabe farm so I know the basics.

We know they are coming for all this, so what's the better play? Go more rural? get more land further away from civilization? I could be self sufficient but I want to keep working and making income till shtf so going further out isn't really what I want.

should I buy smaller parcels of land, develop it, maybe make it a trailer park? become a slum lord? Do you think owning rental property will be profitable with inflation surging and renters getting more and more "rights" I know slum lords who lost BIG during no-eviction holocough times.

just buy gold? buy Ruples? buy dodgecoin?

Really depends on the substrate. Have a friend that put two of them in the ground twenty years ago. He coated them in roofing tar and poured a concrete slab over each one. Its pretty neat actually. I asked him about reinforcing when he showed it to me, he said it didnt need it there. I believe it was clay but could be wrong.

I mean, this is a yes and no thing. If it is small enough (no combine or tiling) then i don't think it would be bad. Same with animals, they need shelter, but not a ton of it if there are 5 of them total. Most rural houses should have a barn already anyway.

JD is the jew of tractors. The parts cost 3-5x as much as other brands other than Kubota. You have to pay extra for the standard quick attach. Otherwise you have to pay out the ass for JD attachments with the JD attachment. Dear Juan also makes an E series with terrible parts to save a couple sheckles. Most mechanics know they are shit.

Farmers that own John Deere equipment are the largest advocators for right-to-repair legislation because John Deere programs their tractors to stop functioning if certain admin codes aren't typed into the computers or if 3rd party replacement parts are installed.
They spend millions of dollars every year paying hackers to crack the software systems to override all the proprietary bullshit.

Land is king. Ensure running water and if possible, some forest as well. Just having the option to move out there is a huge bonus should SHTF, and it's something you can spend your free time on.

I grew up on 50 acres at my parent's property. It is a lot of land - more than you might think. I don't know what your preferred lifestyle is, but plan on your property being a fulltime job in addition to whatever you already do to earn a living. Reading your comment one more time, I'm realizing you said you were going to by wooded property. This is a good move. Where I grew up, there were many parcels that had 5 or so acres cleared directly adjacent to the road so you could maintain a good driveway. The rest was wooded. Plenty of land to hunt on, and if you're cool with your neighbors, you can rotate and coordinate your spots every season.

Try to find a parcel like this in the best school district you can. I don't care if you're going to homeschool or not, the property values will hold out better.

Owning a lot of land is definitely for a younger man. When I travel out into the hinterland I see folks with suburban homes on massive grassed acreages which don't carry any stock except no doubt kangaroos. Now that is an awful lot of grass to mow, even on a ride-on. My point? Too much land can be a huge chore.

Why would you pay off your house before you sell it. Personally having gone through 2008 and seeing how most Home loans were forgiven and people got out of all those debts when the housing market went sideways I think I'd keep more cash handy in some kinds of liquid form like a combination of Bitcoin and physical gold or something a little less obvious then go like send me precious stones or metal things that you could easily sell to your neighbor like you know if you went out and bought a bunch of stainless steel tubing at today's prices you're pretty well assured that two years from now that stainless steel tubing is going to be worth a lot more than you paid for it and it's a little less eyebrow raising and less people are going to try to kill you for stainless steel tubing then they will if you have a bunch of gold buried in your backyard and they know about it. And people talk about buying ammunition and of course if you got some extra cash I guess that's a reasonable thing to do but then you're committing yourself to having a big shootout somewhere in the end and let's face it you're not going to survive. So you know if your goal is to die in a blaze of glory or gunfire well okay then buy tons of ammunition. Personally I think having a huge store of stainless steel nuts and bolts which would be extremely rare and useful to people who didn't carry guns might be more valuable than having more ammunition because I think frankly a lot of people are probably stored a bunch of ammunition. But you know if the world Goes to hell and you want to build stuff having a whole bunch of stainless steel nuts and bolts there's a lot more useful than having a whole bunch of bullets. And if you buy if you buy stuff like stainless steel tubing and stainless steel nuts and bolts they're not going to deteriorate. You can store them out in the open. Wood and other metals and things will deteriorate. Another good thing to buy would be to buy a bunch of metal roofing material. Metal roofing is going to always be extremely useful and it's relatively lightweight and again you can mostly store it outside and it doesn't really deteriorate. And everybody always wants to build another shed and the easiest way to do that is to have some metal roofing and if you've got stacks of it in the yard somewhere that you can resell to people then you're a very valuable person. And again it's really hard to have a whole bunch of metal roofing stolen from you cuz it's big and bulky and most people aren't going to consider it worth it to try to take you down if they know you have a gun because you have a bunch of metal roofing. And the only people who want metal roofing are going to be in areas where it's already tamed back down.

I would love to hear more knowledgeable people's opinion but if you're going to buy some land I think the very first and easiest pay for itself thing to get is egg-laying chickens and then second to that is milking goats because goats can eat anything and they'll even clear a field for you and they produce a very nutritious milk and they're much easier than cows. Then beyond that if you're trying to go for meat you could either do some hydroponic fish aquaculture with tilapia which is the easiest fish all the people don't like its taste. Or sheep are next. Sheep produce more meat with less trouble if you go to any 4-H or farm show anywhere and you talk to sheep Farmers versus cattle Farmers you'll find that she produce more per acre and are easier and more maintenance free than beef cattle. The only thing apparently you have to watch out for with sheep is that they don't get too much copper in the water. And of course with sheep you get the added benefit of wool production as well.
But I'm going on here say from what I've learned at a few farm shows and other things and I'm sure there are people who are more experienced here than I am.

The rubles play has peaked short term but if Russia is allowed to survive they will be the only white Nation with political leadership that actually supports the growth and strength of their own Nation so their coinage should be doing well long-term. The only problem is that the time to buy the rubles was back when everybody was saying it was terrible and they were crashing. They jumped quite a bit now and some of that jump made be over jump because everybody's realized that it was a good investment.

Bitcoins in their low cycle and the halvening is coming up in about a year and a half or two years and if you know anything you know that's when the miners reward is cut in half which makes the value of Bitcoin automatically go up or at least it has for every cycle in the last five times or four times or whatever it is. But you have to hold on to bitcoin through at least one cycle which really is four or five years but of course in the past if you've done that you've typically made 100 times your money. Or more. I think dog coin is a bit of a game and it reached its peak when Elon was saying he wanted to promote it over other things but there are lots of fundamental reasons dog coin can never be what Bitcoin is and the main one is they keep printing dog coin just like to keep printing Federal Reserve paper money. Bitcoin is limited in number and the number that can be mine goes down with every half cycle. That's why Bitcoin goes up. It was extremely intelligently designed to make it rarer and rarer and rarer overtime.

As far as buying land you need to be careful because if you buy land in an area that is too red right now all those areas are being targeted and flooded with the illegal immigrants. It's almost better to buy land in a purplish area that is not being specifically targeted to be flipped with thousands of illegal immigrants. I can't tell you how many pure red cities in Georgia and Tennessee and North Carolina and Alabama and Mississippi and Texas that have suddenly huge numbers of Muslims in full Muslim garb and people with Guatemala hats and Spanish speakers just absolutely dominating shopping at Walmart in what just 3 years ago were pure white areas. So if you buy land in an area that's all red thinking you're safe there you're actually buying land next to the nuclear missile silo that's going to be first on the target list. And you also have to realize that just like they're doing in the Netherlands and now in Canada they're going to be targeting individual farmers. The fact is we're running out of places to run to. It depends on how long you're trying to survive and whether or not you have kids and you're trying to plan for future generations of your kids. Because quite frankly unless something drastically changes kids two generations from now in the United States are going to be full-on factory communist or they're going to be dead. and if you're thinking of moving to other countries the window for that is very rapidly closing. It was peaking just before covid happened and there were a lot of people discussing it and covid shut it down and then since covid they haven't really reopened and a lot of the ways you used to be able to move to other countries and get a residency permit and things are much tougher because there are floods of Americans trying to get the hell out. Floods. And when you get there there's anti-American resentment in many of these places too. So I think what you really have to do is realize that you might get some land and be isolated and okay for three more years or maybe even five more years but beyond 5 years it's very unlikely that you will have the life your imagining that you're going to have. And so we all have to figure out a survival technique of either quiet association with others or keeping our head down or something to make the best life we can and what's going to be a communist state. I mean look we're already in a country where if you're in the wrong place and you're white you're going to be politically prosecuted. And all you got to do is look at the people who've been in jail for 2 years in Washington DC without yet having a trial. And they're not treated well in jail either. You can expect to be basically tortured by your jailers. So I don't know what the answer is but the old answer of oh I'm going to buy some land in the red State and I'm going to be okay for the next 20 years that worked 15 years ago. I don't think you can expect it to work for the next 15 years. So I don't know what the answer is. I'd love to hear other people's opinion.

I'm just checking in to see what people suggest. I wish I'd inherited some. Worked my ass off for it and didn't see a nickel from anyone, in fact, hard to put in a couple thousand every month - same with the wife.

I'd scraped a bunch of stocks into cash right when the Dow hit 36,000 and eventually got talked into putting it back in chunks every 45 days by an investment advisor.

That will still leave me with several paid off houses, a chunk of cash and a chunk of gold. I have a mutual fund that is in natural gas and another one in commodities. And about $60,000 worth of firearms and ammo.

I have my wife looking for a mini farm, but the prices are more than she wants to go. I hear her squeeling in pain occasionally when she's trolling zillow as I know she found one with a stream, land and a pretty house that would work great for us.

You can always buy a parcel of land a short way away for very cheap should you run out of space.

Definitely get the homestead. Build a house and farm. Even if it's a hobby grade farm until shtf, you'll always have the land.

Advice: 2 wells are better than 1. You can't have a barn that's too big.

Remember that buying land is just buying a record in a county courthouse. Sinking every resource you have into something that can just be taken from you isn't a guarantee.

I'd make sure whatever you do you keep enough of it that you can deal with bigger emergencies than you currently have.

No investment is a guarantee including gold (which has been down against the dollar for the last year despite inflation), or land. Spend it on real world things with real value. Real value means it does something real. Be selective with what you buy, but do try to get rid of most of it because USD isn't going anywhere good. So selective but high volume of your selection.

So food storage. Real emergency equipment. Power equipment (bet on all energy infrastructure intentionally going to shit). Try to make sure what you buy is resealable. Buy used and at least 5 years old so that the resale loss is absorbed by the other guy. Remember, you are allocating money to avoid loss. It doesn't quite have to return as much value to you as you spend as long as you can resell. If none of that is enough to even scale close to the inheritance then buy 5 fold what you need. As long as you are putting significant research into your purchases you aren't losing money.

One example is I've been throwing not even that much money on buying thousands of electrical components. I'm nearly to the point that I could make any circuit with what's in my home and in fact output hundreds of any circuit. Why not? It's not like the money will have any value in the future.

That's sort of what I mean execpt expand it to multiple domains. Buy every tool, every backup power system, every kind of food storage. The economy might not exist at some point. Might as well get this stuff now.

My grandpa had a 90 acre farm when I was 10. That was Not too much land.
There are a lot of ways to make money off your land. There is growing crops to sell of course, and/or animals. You could also have a few greenhouses to sell plants to people in the area. You need a pond to water your own livestock, you might as well raise catfish in the pond and sell them to local restaurants and stores!
Depending on the area you decide to buy in, there are many streams that still have gold in them. Don't just let it all wash on down the stream. A good little dredge doesn't cost much.
Then there is rock. I know folks that have paid off their land by loading up and selling the fieldstone from their land.
Whatever you decide, I hope the best for you and your family.

If I won some lottery money, or got a big inheritance that's not quite enough to live off of for the rest of my life - What I'd do is go out into the mountains, build a self sufficient homestead. And then build a few cabins to rent out for some extra income.

Then I'd spend the rest of my days looking after and improving the cabins, building and maintaining hiking trails through and around my property, and well... I'd spend the rest of my life working on a project that has no end. Working as hard as I want to, doing the projects that I want to.

There'd always be something to do, fix, or build. And I'd do it all on my timeline, and at my pace.

Family and friends can come and visit, and be comfortable. And I'd only have to deal with people as much as I want to.

i would get a small sawmill along with your wooded property to process the trees (and find a larger one you can contract with for the big trees if there are any).

I think you were joking about crypto, but I would invest maybe 10% in it. Think of these 2 things: Lots of money has gone into it (colleges, billionaires, funds, etc.) that is not wishful nerd money; those entities are not going to allow regulation to crash their investments if they can help it. There is a high certainty that the price in 20 years will either be zero or much much higher than it is; if it gains utility and needs to be dispersed to more people, takes a portion of financial transactions, etc. then it would have to increase a huge way.

Also, you are playing against the people who set everything. I would guess that there will be a "farm crisis" at some point, maybe usd will lose reserve status, a famine, who knows?

If the government doesn't fail and turns communist you'll have exactly the same thing. When you buy land you are buying paper in a county court house. Nothing more. People associate buying land with cashing out of the system. It's exactly the opposite. You are sinking every dollar your have into the system. Last I checked county land records is pretty much a part of the system.

There is a lot more reason to worry about communism than collapse. If collapse happens it's just an excuse to then institute communism. In that case nothing is a guarantee except what you can hold and what you can hide. Last I checked it's pretty hard to hide land.

Buy a house that blends in with the others and fill it with shit the government doesn't want you to have.
