These co-ops screen tenants. They usually won’t take a lottery winner or a drug dealer making a cash purchase. They check for credit scores and job history.
No. I live in one and the intake process is mostly merit-based. They want to see stable, on-the-books employment and good credit, no criminal background. Depending on what building you live in, the minimum DP they will allow is 20%, but some want as high as 1/3 down. This weeds out broke scumbags. Some of these boards are made up of younger people and so that may explain them being more lenient. However, try as they may, co-op boards will still suffer the occasional oddball (like me) and worse. The guy who lived directly above me until like January was just arrested by the FBI for using the internet to fuck a 13 year-old, but other than that, I have lived in my building for almost 12 years now and that is the biggest thing to take place there in my tenure.
