Yeah, once the kids are gone it's too many rooms for the occasional grand child visit anyway. Too much lawn, too much upkeep, but I know what you mean. It's comfortable and that saw that you won in a raffle is still in the shed on the upper shelf where you put it 10 years ago.

Naw, just kidding. We all stick things away in our homes/garages/barns/sheds and we expect them to be there when we remember that they are there. You've collected things over the years and you were comfortable knowing that if you needed them that they were there. It's called a home.

Now most likely you've sold all your excess "crap" that you never used but next year sometime.........you're going to say, "you know I had that at the old house, where'd I put it?".

Yes the Flathead Valley is getting eaten up by out-of-towners who do not belong. It wasn't that long ago when everything north of FVCC was just farm fields and a gravel pit. Now it's all box stores, vehicles, and traffic lights. Makes me sick, but it's happening in Idaho and the rest of the PNW, so where to go?!
Anyway, have you looked at Libby? It's a lot cheaper and also a beautiful area, less people too.

I don’t know where that got it’s value. In most places in the US an old house like would be $25k-$50k unrenovated. That renovation couldn’t have cost more than $250k?

Also it looks like it’s loaded with awkwardly small rooms like old houses are known for. No amount of renovating / lip stick can solve that.

The northwest is getting invaded and real estate is going through the roof, especially in the conservative areas (Montana and Idaho). He'll probably get asking price, perhaps more for it.

Probably because of the 12 acres. Land is worth money, everywhere, and then depending on where it is more or less. Buildings are another thing that has value.

That's not what I'm seeing. The tax bill shows $2,230.96 currently due (by 05/31), and that appears to be the second installment. That much semi-annually makes for an annual property tax bill of $4,461.92 which is nowhere near $1,050 per month.
