Construction/homesteader GOATS I need advice about a piece of property I own

Long story short, I bought this property many years ago with some grand plans that fell through. I have no idea what to do with it now. I DID try to sell it, but the offers came in so low it didn't make sense.

Property details: about an acre in mid eastern PA. The property has a cabin that is too close to the road and dilapidated. It has to be torn down. But the foundation should be able to remain (the house sticks out over the foundation). It's on the side of a mountain and a fairly steep grade. Very low taxes and no HOA.

There is an artesian well on the property pumping 30 gallons per minute of fresh sub-well line water. This is something I'd considered commercializing. I had the water tested and no arsenic. You can basically drink it right out of the ground. However, it needs to be diverted. Right now it's completely uncontrolled. So off the bat, this and the tear down will be my biggest costs.

I love the idea of creating a small pump house/bottling facility. I ran this idea by a company that makes mini robotics and we came up with a design that could house a mini pump/bottle plant in a 10x10 shed and produce 4000 water bottles per day approximately. My fantasy was initially to create this and then replicate it for other homesteaders who have natural springs or artesian wells on their properties.

Anyway, I have no desire to live in PA. But I do visit NY often and this would be an acceptable base. I like those tiny modern A frames. What would you do with this property.

Is my water mogul fantasy dumb? I do know Nestlé has bought a lot of property close to mine. So I'm not completely off base.

My budget is $0 lol. What would you do?

The raw assets you’re sitting on—usable land, natural water, no HOA, low taxes, and existing infrastructure (even if rough)—are decent for a creative, low-cap-ex play.

There are small grants (5–15k) available for water resource development or local ag innovation.

License the water rights for zero cap investment.
